Above the Waterline: Decking, Hardware, and Structure

Below the Waterline: The Part Most DIYers Skip

Either way, the wood is under constant attack. You need to see it for yourself.

Marine Borer and Saltwater Rot Damage

If your dock is in saltwater—and specifically if it’s in a tidal zone where pilings are exposed and submerged repeatedly—you’re dealing with two enemies. First: Limnoria and Teredo, the marine borers. They’re tiny crustaceans and wood-eating mollusks that tunnel through untreated wood. Damage looks like pinholes at first, then honeycombing, then catastrophic failure.

Freshwater Pilings: Different Timeline, Same Process

Lakeside docks in freshwater don’t have marine borers. That’s the good news. However, freshwater rot still happens, and it can be just as catastrophic. The timeline is different—you typically get 15-20 years out of untreated freshwater pilings before serious decay sets in, versus 5-8 years in saltwater.

The inspection process is identical. Get in the water, probe the pilings, look for soft spots and discoloration. The absence of borer damage doesn’t mean the piling is safe. Rot can be extensive without obvious visual signs from above the waterline.

Saltwater Dock Inspection Intervals

If you have a saltwater dock—whether you’re in American Beach, Federal Point, or anywhere along a coast or tidal river—inspect every 12 months. No exceptions. Saltwater is aggressive. You cannot afford to skip a year.

For pilings specifically, budget for a professional diving inspection every 3-5 years. I know that costs money. But a piling failure costs exponentially more. A single compromised piling can bring down an entire dock structure, and when pilings go, people get hurt.

Freshwater Dock Inspection Intervals

Lakeside freshwater docks? You can stretch to every 18 months for a thorough DIY inspection. The absence of marine borers and slower decay progression buys you time. Still, if you notice any soft spots during a casual inspection, get back down there within a month and do a full probe.

Docks under 5 years old need annual inspections regardless of environment. You’re still in the period where construction defects and poor material choices are most likely to reveal themselves. After year 5, the inspection schedule I’ve outlined applies.

Document every inspection. Write down what you found, what you probed, and what you suspect. Photographs are invaluable. When you return next season, you can go directly to the spots that concerned you before and see if they’ve progressed. This record-keeping will also be essential if you eventually need to call a professional or file an insurance claim.

Tools You Actually Need for a Proper Inspection

A professional marine contractor or structural engineer can do what you cannot: dive below the waterline and inspect pilings at depth, assess the load-bearing capacity of structural members, determine if pilings need to be sistered or replaced, and issue a report that satisfies insurance companies and building permits.

Budget for a professional inspection every 7-10 years for saltwater docks, and every 10-15 years for freshwater docks. It’s cheaper than a piling replacement.
